This one was a bit of a beast - 12-story mixed-use complex that needed to fit into the waterfront without looking like it just landed there. The client wanted cutting-edge office space that'd attract tech companies, but also something the neighborhood wouldn't hate.

You know those old brick buildings on Queen West that everyone walks past? Three of them were about to be torn down. We convinced the developer there was another way - keep the facades, gut the interiors, and create something that respects history while actually being useful today.

Master planning a 45-acre brownfield site isn't for the faint of heart. Former industrial land that nobody wanted to touch because of contamination issues. We saw potential for a complete neighborhood - housing, retail, parks, the whole deal. Took 8 years from initial concept to first residents moving in.

Fast-growing tech company needed a building that'd work for 400 employees today and 800 tomorrow. They also wanted zero carbon by 2030, which meant we couldn't just slap some solar panels on the roof and call it a day. Had to rethink everything from the ground up.
